Welcome to NOWMADE. These Terms & Conditions (“Terms”) govern your use of our services, including accommodation, coworking, Smart Membership, content creation facilities, wellness amenities, community events, and any other services offered at any NOWMADE location (collectively, the “Services”). By making a reservation, purchasing a membership, or using any of our Services, you agree to be bound by these Terms.

NOWMADE is operated by NOWMADE VACATION HOMES RENTAL L.L.C (“NOWMADE,” “we,” “us,” or “our”). Our registered office is Office 501, RAG Tower Business Centre, Al Barsha, Dubai, United Arab Emirates. For enquiries, contact us at info@nowmades.com.

1. Scope

These Terms apply to all guests, members, visitors, and users of NOWMADE properties and Services. NOWMADE currently operates in Dubai, United Arab Emirates, with additional locations (including in Morocco and, as part of our international expansion, other regions) planned for the future. Any locations described as “coming soon” or otherwise planned are not yet operational and are not available for booking until formally launched. Location-specific terms or house rules may supplement these Terms and will be made available at each property once operational. In the event of a conflict, location-specific terms shall prevail for the relevant property.

2. Reservations & Booking

2.1 Binding Agreement

A reservation becomes a binding agreement once NOWMADE issues a written confirmation (including email confirmation). By completing a reservation, you confirm that you have read and accepted these Terms.

2.2 Booking Channels

Reservations may be made through our website (www.nowmades.com), our booking engine, third-party platforms (such as Booking.com, Hostelworld, or Airbnb), or directly with our team. Reservations made through third-party platforms are additionally subject to that platform’s terms and conditions. NOWMADE is not a party to any separate agreement between you and a third-party booking platform.

2.3 Guest Identification

At check-in, all guests must present a valid photo identification document (passport or national ID card) matching the name on the reservation. NOWMADE reserves the right to refuse check-in if valid identification cannot be provided or does not match the reservation

2.4 Credit Card Guarantee

A valid credit or debit card is required to guarantee your reservation. NOWMADE may pre-authorise an amount on your card as a security deposit. The deposit amount varies by property and room type and will be communicated at the time of booking.

2.5 Age Requirement

Guests must be at least 18 years of age to make a reservation and check in independently. Guests under 18 must be accompanied by a parent, legal guardian, or responsible adult who assumes full responsibility for the minor during their stay. Specific age restrictions may apply to certain facilities (e.g., gym, pool, bar) in accordance with local regulations.

3. Prices & Payment

3.1 Pricing

All prices are displayed in the local currency of the relevant property unless otherwise stated. Prices include applicable taxes and service charges unless explicitly noted. NOWMADE operates a dynamic pricing model — rates may vary based on date, demand, season, room type, and availability.

3.2 Payment Methods

We accept major credit and debit cards (Visa, Mastercard, American Express) and other payment methods as indicated at the time of booking
or at the property. Cash payments may be accepted at select locations.

3.3 Late Payment

Any outstanding amounts not settled by the agreed date may incur interest and administrative fees in accordance with applicable law.

4. Amendments & Cancellations

4.1 Direct Bookings (Non-Prepaid)

Reservations made directly through NOWMADE (website, email, or phone) may be amended or cancelled free of charge up to 12:00 noon (local property time) on the day of arrival, unless a different cancellation policy is specified at the time of booking. After this deadline, the first night’s charge will apply. Amendments are subject to availability and any price difference.

4.2 Prepaid / Non-Refundable Reservations

Prepaid reservations are charged in full at the time of booking. They cannot be amended, cancelled, or refunded unless required by applicable consumer protection law. This will be clearly indicated before you complete your booking.

4.3 Third-Party Bookings

If your reservation was made through a third-party platform, amendment and cancellation policies of that platform apply. Please contact the platform directly

4.4 No-Show

If you do not arrive on your scheduled check-in date and do not contact us prior to or on that date, your entire reservation may be cancelled without refund.

4.5 Amendments

Reservation amendments (date changes, room type changes) are limited to a maximum of 12 months from the original arrival date and are subject to availability. Reservations cannot be transferred between NOWMADE properties unless expressly agreed by NOWMADE.

5. Check-In & Check-Out

5.1 Check-In

Check-in is available from 3:00 PM (local time) unless otherwise communicated. Early check-in may be available upon request and subject to availability and additional charges.

5.2 Check-Out

Check-out is by 12:00 noon (local time). Late check-out may be available upon request, subject to availability, and may incur an additional
charge equivalent to one extra night

5.3 Failed Check-In

If you fail to check in on your arrival date but have contacted us in advance, we will hold your reservation for the remaining nights. If you fail to check in without prior notice, the remaining nights may be cancelled without refund (see Section 4.4).

6. Accommodation — Capsules, Shared Rooms & Private Rooms

6.1 Room Types

NOWMADE offers a range of accommodation types including capsule beds, shared rooms, and private rooms. Each type has specific features and house rules, which will be communicated at the property and during booking

6.2 Use of Accommodation

Accommodation is provided for personal use only. Beds and rooms are assigned to the named guest and may not be sublet, shared with nonregistered guests, or used for any commercial purpose without prior written consent from NOWMADE.

6.3 Shared Space Etiquette

Guests staying in capsule beds and shared rooms agree to observe the following:

Respect quiet hours (typically 11:00 PM to 7:00 AM, or as posted at the property)
Keep personal belongings within your designated space and use provided lockers
Maintain cleanliness and hygiene in shared bathrooms, kitchens, and common areas
No food or drink consumption inside capsule pods (unless permitted at the property)
Follow all posted house rules and staff instructions

6.4 Personal Belongings & Security

NOWMADE provides lockers and secure storage at each property. Guests are responsible for securing their personal belongings. NOWMADE is not liable for loss, theft, or damage to personal property, except where caused by NOWMADE’s gross negligence or willful misconduct, or where applicable law provides otherwise.

6.5 Strict No-Smoking Policy

Smoking, vaping, shisha, and the use of any tobacco or nicotine products are strictly prohibited inside all NOWMADE buildings, rooms, capsule pods, common areas, corridors, bathrooms, kitchens, coworking spaces, and any enclosed area. This is a zero-tolerance policy. Designated outdoor smoking areas are provided at each property and clearly signposted. Guests who smoke inside the property will be subject to:

An immediate cleaning fee (minimum AED 500 or equivalent in local currency) charged to the guest’s credit card on file
A formal warning on first offence
Immediate removal from the property without refund on second offence or in cases of fire risk

6.6 Strict No-Alcohol Policy

NOWMADE does not sell, serve, or distribute alcohol at any of its properties. The consumption of alcohol on NOWMADE premises — including rooms, capsule pods, common areas, rooftop, pool area, coworking spaces, and all indoor and outdoor areas of the property — is strictly prohibited.

NOWMADE is a community-focused, wellness-oriented environment. This policy applies to all guests, members, visitors, and staff without exception. Guests found consuming alcohol on the premises will be asked to stop immediately. Repeated violations or alcohol-related disruptive behaviour will result in immediate removal from the property without refund.

Guests who wish to consume alcohol must do so off-premises and must not return to the property in a state of intoxication that causes disturbance, discomfort, or risk to other guests or staff.

7. Smart Membership

7.1 Overview

NOWMADE’s Smart Membership offers flexible access to our shared facilities — including coworking spaces, gym, pool, content creation rooms, and community events — via a Day Pass or Monthly Pass. Additional membership tiers (e.g., multi-location access, bundled accommodation packages) may be introduced and will be governed by their specific terms as communicated at the time of purchase.

7.2 Membership Terms

Memberships are personal and non-transferable. Your membership card, QR code, or digital access credential is your responsibility and must only be used by you. Sharing access credentials with non-members is prohibited and may result in immediate membership termination without refund
Access is limited to the single property specified at the time of purchase. A membership at one NOWMADE location does not grant access to other NOWMADE locations. Multi-location access may be offered in the future as a separate product with its own terms Membership does not include accommodation unless explicitly bundled
NOWMADE reserves the right to modify membership benefits, pricing, and availability with a minimum of 30 days’ notice. Changes take effect at your next renewal date
Monthly Passes renew automatically unless cancelled at least 7 days before the next billing date. Cancellation takes effect at the end of the current billing period. No partial refunds are available for the remaining period after cancellation
Members must settle any outstanding charges (food, beverages, services, damages) before their membership period ends or upon departure from the property

7.3 Day Pass

A Day Pass grants access to designated shared facilities for a single calendar day (from opening time until closing time of the relevant facilities). Day Passes are non-refundable once used or once the access date has passed.

7.4 Monthly Pass

A Monthly Pass grants access to designated shared facilities for 30 consecutive days from the date of activation. Unused days do not roll over. Refunds for partial months are not available unless required by applicable law

7.5 Companion & Partner Access

If you wish a companion or partner to access NOWMADE facilities (coworking, wellness, events) during your membership period, they must purchase their own membership or Day Pass. Bundled companion rates may be available at select properties.

7.6 Membership Suspension & Termination

NOWMADE may suspend or terminate your membership immediately and without refund if you:

Breach these Terms or any applicable house rules
Fail to make payment when due, after reasonable notice
Engage in conduct that is harmful, threatening, or disruptive to other members, guests, or staff
Use NOWMADE premises for any purpose other than their intended use
Share, transfer, or resell your membership credentials

NOWMADE will provide written notice of termination (email is sufficient). If your membership is terminated for cause, any outstanding fees remain payable.

8. Coworking Spaces

8.1 Access

Coworking spaces are available to registered guests and Smart Membership holders. Access hours and availability may vary by property. Coworking access includes hot desks in designated work areas. Where available, phone booths, meeting rooms, and dedicated desks may be booked separately through our booking system or at reception

8.2 Work Zones vs Social Zones

NOWMADE properties distinguish between designated work zones (coworking areas, phone booths, meeting rooms) and social zones (lounges, rooftop, pool areas, community kitchen). Work zones are designed for focused work — please keep phone calls and video conferences in designated areas (phone booths or meeting rooms where available). Social zones are communal relaxation and networking spaces — please keep them laptop-free during peak social hours where posted

8.3 Usage Rules

Coworking spaces are shared environments — maintain reasonable noise levels and respect other users
Do not leave personal items unattended at workstations. Unattended items may be removed after a reasonable period. NOWMADE is not
responsible for unattended belongings
Meeting rooms and phone booths must be booked in advance and used within your allotted time slot. No-shows may result in forfeiture of
booking privileges
Internet connectivity (Wi-Fi) is provided on a best-effort basis at speeds intended to support standard professional tasks including video
conferencing. NOWMADE does not guarantee uninterrupted connectivity, specific speeds, or suitability for bandwidth-intensive
operations
Users are responsible for their own data security and should use appropriate measures (VPN, encryption) when using shared networks.
NOWMADE is not liable for any data loss, interception, or breach arising from the use of our network
Coworking spaces may not be used for retail, medical practice, or any other purpose involving frequent visits by members of the public,
nor as residential or living space
Printing, scanning, and office supplies may be available at select locations, subject to fair-use limits

9. Content Creation Rooms & Podcast Studios

9.1 Access & Booking

Content creation rooms and podcast studios are available to registered guests and Smart Membership holders. Booking is required in advance and is subject to availability. Time slots may be limited.

9.2 Usage Rules

Equipment provided in content rooms must be used responsibly and returned in its original condition
Guests are liable for damage to equipment caused by negligence or misuse
Any content created at NOWMADE is the intellectual property of the creator. However, by using our facilities, you grant NOWMADE a non-exclusive, royalty-free, worldwide licence to use images and footage of the NOWMADE space (not of you personally, unless you consent) for NOWMADE’s marketing and promotional purposes
Commercial productions (branded content, paid shoots, professional video production) require prior written approval from NOWMADE
and may be subject to additional fees

10. Wellness & Fitness Facilities

Gym, pool, and wellness facilities (where available) are used at your own risk
Guests must follow all posted safety rules and staff instructions
NOWMADE is not liable for personal injury resulting from the use of fitness or wellness facilities, except where caused by NOWMADE’s negligence or where applicable law provides otherwise
Appropriate attire is required. Specific rules may be posted at each facility
Children under a specified age (as posted) may be restricted from certain facilities

11. Community Events & Activities

NOWMADE organises community events, social activities, and experiences for guests and members. Participation is voluntary
Some events may require separate registration or fees
NOWMADE may arrange events or excursions through external partners. In such cases, the external partner bears sole responsibility for the service delivery, safety, and quality of the activity. NOWMADE acts as facilitator only
By participating in events, you agree that NOWMADE may photograph or record the event for promotional purposes. If you do not wish to appear in such materials, please inform the event organiser

12. Long-Stay & Coliving

12.1 Extended Stays

NOWMADE may offer long-stay packages (30 nights or more) at select properties, designed for digital nomads, remote workers, and extended travellers. Long-stay terms — including pricing, minimum commitment, cancellation policy, and included services — will be specified at the time of booking and may differ from standard nightly rates

12.2 Long-Stay Cancellation

For long-stay reservations, cancellation must be made at least 15 days before the scheduled arrival date to receive a full refund (excluding any mnon-refundable deposit). Cancellations made fewer than 15 days before arrival will forfeit the deposit and may incur additional charges as specified at the time of booking.

12.3 Monthly Renewal

Where long-stay bookings operate on a monthly renewal basis, you may cancel your stay with at least 7 days’ notice before the next monthly renewal date. Cancellation after this deadline will result in charges for the following month.

12.4 Multi-Location Stays

Multi-location long-stay packages may be offered in the future as NOWMADE expands internationally. If and when available, the following conditions will apply unless otherwise stated:

A minimum stay of 3 consecutive nights per location is required
A maximum number of location changes per month may apply (as specified in the package terms)
Location changes are subject to availability and must be requested at least 48 hours in advance
Pricing may vary by location; surcharges may apply for premium properties

Until multi-location packages are formally launched, all reservations and memberships are valid only at the specific NOWMADE property indicated at the time of booking or purchase

13. Guest Conduct & Community Guidelines

13.1 Expected Behaviour

NOWMADE is a community-driven space. All guests, members, and visitors are expected to treat each other, our staff, and our property with respect. We maintain an inclusive, welcoming environment for people of all backgrounds, nationalities, and identities.

13.2 Anti-Discrimination & Inclusion

NOWMADE strictly prohibits discrimination and harassment against any individual on its premises — including NOWMADE staff, other guests, members, service providers, and visitors — on the basis of gender, sexual orientation, marital or civil status, pregnancy, gender identity or expression, race, colour, national origin or ancestry, citizenship, religion or religious beliefs, age, physical or mental disability, genetic information, military or veteran status, socioeconomic status, or any other characteristic protected under applicable law. Violations of this policy will be treated as serious misconduct and may result in immediate removal and a permanent ban from all NOWMADE properties.

13.3 Prohibited Conduct

The following behaviour is strictly prohibited and may result in immediate removal from the property without refund:

Harassment, intimidation, discrimination, or threatening behaviour of any kind
Excessive noise, disruptive behaviour, or interference with other guests’ enjoyment
Possession, use, or distribution of illegal substances or drugs
Smoking, vaping, or shisha use inside the property (see Section 6.5)
Consumption of alcohol on NOWMADE premises (see Section 6.6)
Damage to or theft of NOWMADE property or other guests’ belongings
Unauthorised commercial activity, solicitation, or distribution of materials
Bringing unauthorised visitors into restricted areas (e.g., sleeping areas, member-only spaces)
Using NOWMADE premises as a residential address for legal, postal, or business registration purposes without prior written consent
Storing significant amounts of currency, valuables, or goods not commonly kept in accommodation or coworking spaces
Any activity that violates applicable local laws

13.4 Zero-Tolerance Offences — Immediate Exclusion & Police Intervention

NOWMADE applies a strict zero-tolerance policy for the following serious offences. Any guest, member, or visitor found to have committed or attempted any of the following will be immediately removed from the property, permanently banned from all NOWMADE locations worldwide, and reported to law enforcement authorities. No warning will be given. No refund will be provided.

Violence: Physical assault, fighting, brawling, or any act of physical aggression against another person — whether guest, staff, member, or visitor
Sexual assault and misconduct: Rape, sexual assault, sexual harassment, unwanted sexual contact, indecent exposure, voyeurism, o any form of sexual misconduct. NOWMADE has an absolute zero-tolerance policy for any form of sexual violence or coercion
Threats of violence: Verbal or written threats to harm any person, including threats made online, via messaging, or in person
Weapons: Possession, display, or use of any weapon (including knives, firearms, or any object used as a weapon) on NOWMADE premises
Drug dealing or trafficking: Sale, distribution, or trafficking of any illegal substance on or near NOWMADE premises
Theft: Stealing from NOWMADE, other guests, staff, or any person on the premises
Arson or fire risk: Deliberately starting fires, tampering with fire safety equipment, or any action that creates a serious fire hazard
Vandalism: Deliberate destruction or serious damage to NOWMADE property, infrastructure, or another guest’s belongings

In all zero-tolerance cases, NOWMADE will:

Immediately contact local police and fully cooperate with law enforcement investigations
Remove the offending individual from the property immediately, with security escort if necessary
Retain the right to pursue civil action for damages, costs, and losses
Issue a permanent ban from all NOWMADE properties worldwide
Share relevant information with law enforcement authorities as required or permitted by law
Provide support and assistance to any victim, including facilitating contact with local authorities, medical services, and embassy/consulate services where applicable

NOWMADE premises are monitored by CCTV in common areas. Footage may be provided to law enforcement authorities in connection with any criminal investigation.

13.5 Intoxication & Substance Abuse

Guests who return to the property under the influence of alcohol or drugs and whose behaviour causes disturbance, discomfort, or risk to other guests, staff, or property will be asked to retire quietly to their room. If the guest is unable or unwilling to do so, or if their behaviour escalates, NOWMADE reserves the right to:

Deny entry to the property
Remove the guest from common areas
Contact local authorities if the guest poses a risk to themselves or others
Terminate the reservation without refund in cases of repeated incidents

13.6 House Rules

Each NOWMADE property maintains house rules specific to that location, covering matters such as quiet hours, kitchen usage, laundry, common area etiquette, pet policies, and visitor access. House rules are available at reception and in your booking confirmation. Compliance with house rules is mandatory. NOWMADE may update house rules from time to time; the current version posted at the property applies.

13.7 Consequences — General

For conduct violations that do not fall under the zero-tolerance offences above (Section 13.4), NOWMADE reserves the right, at its sole discretion, to:

Issue a formal verbal or written warning
Restrict access to specific facilities or areas
Suspend or terminate membership
Expel the guest from the property without refund for the unused portion of the reservation or membership
Ban the individual from future stays at any NOWMADE property
Charge the guest for any damages, additional cleaning costs, or losses incurred
Report illegal conduct to the relevant authorities

The severity of the response will be proportionate to the nature of the violation. NOWMADE’s decision is final.

14. Guest Liability & Indemnification

14.1 Guest Liability

Guests and members are liable for any damage to NOWMADE property, equipment, or furnishings caused by their negligence or willful misconduct, or that of their companions, invitees, or pets. Costs for repair or replacement will be charged to the guest’s credit card on file or invoiced directly. This includes but is not limited to damage to capsule pods, furniture, equipment, linens, common area fixtures, and any third-party property on the premises

14.2 Indemnification

You agree to indemnify, defend, and hold harmless NOWMADE, its officers, directors, employees, agents, and affiliates from and against any claims, liabilities, damages, losses, and expenses (including reasonable legal fees) arising out of or in connection with:

Your breach of these Terms or any applicable house rules
Your use of NOWMADE services and facilities
Any actions or omissions by you, your companions, invitees, or pets on NOWMADE premises
Any dispute between you and another guest or third party at a NOWMADE property

This indemnification does not apply to the extent a claim results from NOWMADE’s gross negligence or willful misconduct.

14.3 Guest Insurance

Guests and members are responsible for maintaining their own travel, health, and personal property insurance during their stay or membership period. NOWMADE strongly recommends that all guests obtain comprehensive travel insurance covering medical expenses, personal liability, personal belongings, and trip cancellation. NOWMADE does not provide insurance coverage for guests.

15. NOWMADE's Liability

15.1 General

NOWMADE shall not be liable for any indirect, incidental, special, or consequential damages arising from your use of our Services, to the fullest extent permitted by applicable law. NOWMADE’s total aggregate liability for any claim arising from or related to your stay or membership shall not exceed the total amount paid by you for the specific service giving rise to the claim.

Nothing in these Terms shall exclude or limit NOWMADE’s liability for death or personal injury caused by its negligence, for fraud or fraudulent misrepresentation, or for any other liability that cannot be excluded or limited under applicable law.

15.2 Personal Property

NOWMADE’s liability for loss of or damage to guests’ personal property is limited as set out in Section 6.4. Guests are advised not to leave valuables in unsecured areas and to use the lockers and secure storage provided

15.3 Internet & Technology

NOWMADE is not liable for any loss, damage, or breach arising from the use of our Wi-Fi networks, charging stations, or other technology provisions. This includes, without limitation, loss of data, business interruption, or unauthorised access to your devices or accounts.

15.4 Third-Party Services

NOWMADE is not liable for services provided by third parties on or through our properties, including but not limited to food delivery services, transport providers, tour operators, or any partner services. These are governed by the third party’s own terms.

16. Lost Property

Lost property found at NOWMADE properties will be stored for a maximum of 30 days. After this period, unclaimed items may be donated or disposed of. If you wish to have lost property shipped to you, you must arrange and pay for shipping. NOWMADE accepts no liability for lost property after check-out.

17. Group Bookings

Reservations of 10 or more beds/rooms are considered group bookings and are subject to separate terms, pricing, and cancellation policies.

18. Commercial Use of Premises

Use of any NOWMADE property for commercial purposes — including but not limited to professional photography, videography, filming, branded content production, product launches, or corporate events — requires prior written consent from NOWMADE management. Unauthorised commercial use constitutes a material breach of these Terms and may result in immediate termination of your stay or membership, with full charges applied and no refund.

19. Intellectual Property

20. Force Majeure

NOWMADE shall not be liable for any failure or delay in performing its obligations under these Terms if such failure or delay results from circumstances beyond its reasonable control, including but not limited to: natural disasters, pandemics, epidemics, war, terrorism, civil unrest, government orders or restrictions, sanctions, strikes, utility failures, cyberattacks, or extreme weather events. In such cases, NOWMADE may cancel or modify reservations without compensation, though we will make reasonable efforts to offer alternative dates or
credit where possible.

21. Complaints & Dispute Resolution

21.1 On-Site Resolution

If you have a complaint during your stay, please raise it with our reception or on-duty manager immediately so we can attempt to resolve it on the spot.

21.2 Post-Stay Complaints

Written complaints may be submitted to info@nowmades.com within 14 days of check-out. We will acknowledge receipt within 5 business days and endeavour to resolve the matter within 30 days

21.3 Consumer Dispute Resolution

For guests in the European Union and other jurisdictions, you may also be entitled to refer an unresolved dispute to a competent consumer protection authority or an alternative dispute resolution body in your country of residence. Please contact us and we will provide information on the options available to you. Nothing in these Terms affects your mandatory statutory rights as a consumer.

22. Governing Law & Jurisdiction

These Terms are governed by the laws of the United Arab Emirates, specifically the federal laws of the UAE and the laws of the Emirate of Dubai, unless mandatory consumer protection legislation in your country of residence provides otherwise. Any disputes arising from or in connection with these Terms shall be subject to the exclusive jurisdiction of the courts of Dubai, UAE, without prejudice to any mandatory consumer rights that require disputes to be heard in your local jurisdiction.

23. Severability

If any provision of these Terms is found to be invalid or unenforceable by a court of competent jurisdiction, the remaining provisions shall
continue in full force and effect. The invalid provision shall be replaced with a valid provision that most closely reflects the original intent.

24. Entire Agreement

These Terms, together with any location-specific terms, house rules, and booking confirmation, constitute the entire agreement between you and NOWMADE regarding your use of our Services. They supersede all prior agreements, representations, and understandings, whether written or oral. No waiver of any provision of these Terms shall be deemed a continuing waiver or a waiver of any other provision.

25. Assignment

You may not assign or transfer your rights or obligations under these Terms without NOWMADE’s prior written consent. NOWMADE may assign its rights and obligations to any affiliate or successor entity without your consent

26. Changes to These Terms

NOWMADE reserves the right to update these Terms at any time. The most current version will always be available on our website at www.nowmades.com. Material changes will be communicated to existing members and guests with active reservations. Continued use of our Services after changes are posted constitutes acceptance of the updated Terms.

27. Business Partners, Brokers & Investors

27.1 Broker & Landlord Enquiries

NOWMADE operates partner programmes for real estate brokers and property owners (landlords). Submitting an enquiry or form through our website does not create any partnership, agency relationship, commission entitlement, or binding agreement.
